

Parking Examples
Based on Parking Code and Information Presented at 2021 Townhall
The examples below review parking for the Village Retail Center and the club based on Shea's proposal and parking required by the Woodland's Plan and the SLO parking code.
Village Center Proposed Retail Parking
Shea and the developer's proposed parking for the Village Center is shown below. Shea and the developer claim that the plan will provide a Village Center parking surplus of 24% based 360 parking spaces and 38% if the Park & Ride lot is included. There is actually a 68-space shortage.
The proposed plan does not take into account existing parking and does not use required parking codes. The plan also lists the Park & Ride lot as possible Village Center parking even though this is not part of the Village Center and is needed to address the Monarch Club parking shortage. The proposed plan will cause parking issues that will hurt the Village Center businesses and cause overflow onto neighborhood streets and into the Monarch Club parking lots.

Notes:
1. Shared parking is limited by SLO parking code to parking lots. The 2019 SP plan amendment allowed shared parking on angled parking spaces in Village Center.

Existing Golf Parking Claimed by the Village Center:
The proposed Phase 3 Plan claims 92 existing spaces around the horseshoe for exclusive use of the Village Center. These are spaces currently used by golfers. The SLO parking code below shows the existing spaces that are used by golfers. The SLO shared parking code allows the Village Center to use up to 20% of these spaces (18 spaces).

Club Parking Review
The parking review below is based on the Woodland' Plan and SLO parking code. It does not include parking for the Avila Room, Charter Clubs, and the barbeque area near the pool. Parking for these areas should be determined by the Phase 3 Committee. The increase in homes over the original Woodland's Plan (122 proposed new homes and 80 homes added in past amendments) increase Trilogy homes by 16%.
